Which UK Cities are Best for Buy to Let Investors?

Scottish cities, Glasgow, Edinburgh, Aberdeen and Dundee are the four of the top five locations across the UK, which offer the best profit for buy to let investors – research has found.

The recent study from property website Zoopla found that at 6:11%, Edinburgh has the best average rental yield. The average rental yield in Aberdeen, Dundee and Glasgow was shown to be 5.66% 5.11%, 5.07% respectfully.

With an average buy to let rental yield of 6.03%, Coventry was the only English city in the top five – albeit in second place.

Zoopla’s study shows that cities in North England did not offer buy to let investors with sound investment opportunities. If the data is to be believed, buy to let landlords may well be advised to avoid buying rental property in Middlesbrough, which, at 1.47%, has the lowest average rental yield in the United Kingdom. With a 1.87% yield, second from bottom was
Lancaster, at 2.14%, Lincoln was third last on the list.

Somewhat surprisingly, cities where the best universities are located do not present the best opportunities for buy to let investors. To explain, the average yield for Cambridge sits at 3.65%, while London and Oxford sit at 3.97% and 4.61% respectfully..

Commenting on the his organisation’s findings, Zoopla’s Lawrence Hall stated:
‘Scottish university cities are currently offering fantastic returns for UK landlords. Many Scottish universities are now internationally renowned, with thriving undergraduate and graduate environments…

‘This means demand for rental accommodation in university areas is very high, as throngs of students compete to live near their campuses. Combined with Scottish house prices still remaining relatively low, this equates to excellent yields…’

‘Some may be surprised that the golden triangle of London, Oxford and Cambridge are not producing higher yields. However, given those areas have a pedigree of high property prices, buy-to-let investors there would likely spend a higher proportion of rental income paying off their properties’ mortgages than their counterparts north of the border…’
