As estate agents, we can advertise your property for sale, as well as undertake the actual sale. This ensures you a smooth, seamless transaction, peace of mind and – most importantly – less to pay.
Selling Property in Scotland
Before you market your home, you must instruct a home report. We can instruct this on your behalf. When we sell your home, we handle every aspect of the transaction. Once we receive an offer, we’ll communicate this to you, indicating whether or not it is something we would regard as acceptable. Even if the price is acceptable, other elements are usually unacceptable. Thus, we send back a qualified acceptance to the prospective purchaser's solicitor and negotiate with them over the price; the date of entry; what items (if any) are to be included in the price; any repairs which are to be carried out and other matters. This process is known as the missives and forms the contract of sale.
It’s also important when selling a property to discharge the mortgage. As solicitors, we will handle this part of the transaction for you. This must be done in order that ‘title’ to the house can pass to the new buyer. Call us today on 01415529193 for a free confidential chat. There’s no obligation. Or you can use our online enquiry form and one of our conveyancing solicitors will contact you as soon as possible.
What is a Home Report? Do I need one?
Before selling your home, it is now mandatory to instruct a home report. These are instructed by you, the seller, on behalf of potential buyers. They last for 12 weeks before it becomes necessary to instruct a new one. Purchasers may also instruct their own survey to ensure they are happy with the property.
Home reports comprise three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Single Survey is an assessment of the condition of the home, its likely value and how accessible it is prepared by a chartered surveyor. The Energy Report is a survey of the energy efficiency and energy consumption of the property, with recommendations for improvement. It also contains details of emissions etc. The Property Questionnaire is completed by the seller and contains information which is useful to potential buyers such as factoring costs and council tax banding.
As stated above, these are mandatory if you are selling a property, and they last for a finite period. If you are selling your home contact us today. Call us today on 01415529193 for a free confidential chat. There’s no obligation.
