What is a Home Report? Do I need one?

Before selling your home, it is now mandatory to instruct a home report. These are instructed by you, the seller, on behalf of potential buyers. They last for 12 weeks before it becomes necessary to instruct a new one. Purchasers may also instruct their own survey to ensure they are happy with the property.

Home reports comprise three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Single Survey is an assessment of the condition of the home, its likely value and how accessible it is prepared by a chartered surveyor. The Energy Report is a survey of the energy efficiency and energy consumption of the property, with recommendations for improvement. It also contains details of emissions etc. The Property Questionnaire is completed by the seller and contains information which is useful to potential buyers such as factoring costs and council tax banding.
