What Surveys Do I Need When I'm Buying or Selling Property?

Mortgage Valuation Survey/Standard Valuation

This is a type of survey carried out on behalf of lenders. It simply confirms that a property is suitable for a mortgage. This is a limited survey and does not disclose everything which might be of relevance to a potential buyer.

Single Survey

This is carried out by a chartered surveyor. It assesses the condition and value of the property. It provides both buyers and sellers with information about the property. In Scotland, a single survey also provides information relating to accessibility of the property.

Energy Performance Certificate

An energy report is also prepared by a chartered surveyor and gives the property an energy efficiency rating of A to G, with A being the best. It contains information about emissions, likely fuel costs and the energy performance of the building.

Home Reports

These are instructed by the seller on behalf of potential buyers. They last for 12 weeks before it becomes necessary to instruct a new one. Purchasers may nonetheless instruct their own survey to ensure they are happy with the property.

Specialist Reports

Other, specialists surveys are available. If there is a suggestion that there might have been structural damage, that asbestos might have been present (or still be) present in the property or other concerns such as dampness or drainage then we can instruct surveys specific to these issues.
